Playbook serves as the central point of coordination throughout the preconstruction phase, aligning project goals, scope, budget, and schedule across all stakeholders.

  • Development and management of the master project schedule and overall preconstruction plan
  • Coordination of the design and preconstruction process for development and interior projects
  • Alignment of project scope with operational, occupancy, and delivery requirements

Budget Development & Cost Management

We establish and manage realistic, market-based budgets that reflect project scope, design decisions, and current construction conditions—providing transparency and minimizing surprises.

Design Management & Constructability Review

We manage the design process from concept through construction documents, ensuring the project is fully coordinated, buildable, and aligned with client expectations.

  • Management of the design process across all phases
  • Review of design documents for completeness, coordination, code compliance, and constructability
  • Coordination across architectural, engineering, and specialty disciplines
  • Verification that design milestones meet project and schedule requirements

Team Procurement & Vendor Coordination

Playbook leads the procurement and coordination of the full project team, ensuring all consultants, contractors, and vendors are aligned with scope, budget, and schedule expectations.

Services include:

  • Development of RFPs and bid packages for project consultants and vendors, including:
    • Architecture, Engineering and Interior Design
    • Civil Engineering and Specialty Consultants
    • General Contractors
    • Furniture, Fixtures, and Equipment
    • Information Technology, Audio Visual, Security, Signage, Branding, Relocation, Decommissioning and any other vendors required for the project
  • Leadership of vendor selection, scope development, and fee negotiations
  • Ongoing coordination and oversight of client-engaged vendors
  • Review and approval of invoices for scope and budget compliance

Procurement & Long-Lead Strategy

To protect schedules and control costs, we identify and plan for long-lead items early in the preconstruction phase.

  • Identification of long-lead materials, equipment, and systems
  • Development of procurement strategies aligned with the master schedule
  • Coordination with vendors and contractors to mitigate supply chain risk
