TIAA selected Playbook as its project management partner to lead the restack and full renovation of its 92-acre campus—encompassing 989,000 square feet across 24 floors in six buildings. The multi-phased initiative included the addition of new indoor and outdoor amenity spaces, renovation of existing amenities, and a comprehensive upgrade of all interior office environments.

Originally planned as a 36-month project, the schedule was strategically accelerated during COVID while associates were working remotely. Phasing of design, construction, and delivery aligned with TIAA’s return-to-office plan across all six buildings.

Serving as Owner’s Representative, Playbook led preconstruction, design and permitting, decommissioning, construction oversight, FF&E coordination, and punchlist management. The renovated spaces feature open office layouts with conference and collaboration areas, café-style break spaces with expanded food and beverage options, high-tech video conferencing capabilities, updated restrooms, a new mail and copy center, security office, studio space, and the addition of outdoor terraces on three building floors.
